Landlords and tenants are "opposing parties" in a legal contract. It is often helpful to have a third party to interface between the parties to ensure that requests, questions, and concerns are addressed in a professional manner and per the terms of the lease. If you find yourself going to court, you will be expected to understand any landlord/tenant laws that applies to your case. Keep in mind, any activity by you that might be construed by your tenant as illegal, threatening, humiliating, abusive or invasive of his/her privacy can potentially be an issue to drag you into court.
