Handing Tenants Emergency Calls.
This is a major reason that people decide to hire a professional property manager in the first place. Most investors and/or home owners don’t want to be on call 24-7, to handle all the maintenance and emergency requests that come in. Especially in the middle of the night, or when you are on vacation with your family. Property managers take care of ALL calls from your tenants, allowing you to spend your time doing the things that make you successful, and doing the things you love. Rent collection.
As a rental property owner, you have a lot of expenses and you absolutely depend on the rent to be paid on time and in full. When a tenant is late with their rental payment, you have to be right on top of the situation. Many landlords just simply don’t know what to do. A professional can be strict, knows when and how to serve the proper notices, and will insist on late fees. They can document all communications and build a case against the tenant should the situation escalate to an unlawful detainer suit. ![]() Landlords and tenants are "opposing parties" in a legal contract. It is often helpful to have a third party to interface between the parties to ensure that requests, questions, and concerns are addressed in a professional manner and per the terms of the lease. If you find yourself going to court, you will be expected to understand any landlord/tenant laws that applies to your case. Keep in mind, any activity by you that might be construed by your tenant as illegal, threatening, humiliating, abusive or invasive of his/her privacy can potentially be an issue to drag you into court. Property Managers Will Save You Lots of Time and Headaches.
How much time does it take to be your own landlord? Could you be making better use of your time? It can be a full-time job to track rent payments, collect late fees, deal with complaints and repairs, prep the property for new tenants, find vendors, and deal with bad tenants. It may also become a constant source of stress. Relinquishing these ongoing responsibilities to a good property manager can allow you to benefit from your investment without sacrificing your time and health. If you break it down, the typical property management cost per day is around $2-$5 a day. Can you possible do all these things for less than $5 per day? How much is your time really worth? The value of your time definitely exceeds the cost of hiring a competent property manager. ![]() Use a regular egg dye kit. Add your color tab, vinegar, and hot water to a cup. Then put the egg in the dye. When you have the color you want, take the egg out and let it dry for a few minutes. When you peel it, you should end up with a great marble effect. |
